The office building Haus 31 was built in 2001 and is part of the spacious campus area in Munich-Giesing/Ramersdorf.

The light-flooded office space is accessed by modern lifts and has high-quality equipment. They will be expanded according to the tenants wishes. The modern facilities include cavity floors/raised floors, CAT 7 cabling, BAP lighting (floor and ceiling lights), electric external sun protection, soundproofing elements in the office areas (canopy design), handicapped-friendly toilets (including emergency call system) and kitchenettes. There is also an intercom system with an electric door opener at the main entrance, with the option of retrofitting video camera modules. The window grid is 1.35 m, the clear room height between 2.75-3.00 m on the ground floor and approx. 3.00 m on the upper floors. There are two casinos and a conference area on the campus area, which is available to employees of all companies. Sufficient parking spaces can be rented in the multi-storey car park and in the underground car park.
